Where can I get a home loan with bad credit and downpayment assistance?

I think you will get yourself into DEEP financial trouble if you try to buy a home with your current situation - bad credit and no substantial savings. This will help you re-establish your credit history so you can refinance into a prime loan at a later date (2-5 years). As for seller assistance, generally, if you are putting 20% down, you can receive up to 9% of the sale price as a seller assistance. Of course, the seller would have to agree to this. Typically, the sale price increases if a seller assistance is involved. Also check first time homebuyer loans, FHA loans and other avenues for minimal downpayment loans. Good luck.
