  4. It depends, how bad is the bad credit? With a 580 credit score you can get a 95% loan at around a 8.75% rate right now. You would have to do this as a full doc loan (which means: last 2 recent paystubs & 2 years tax returns) You have to pull your credit report to see what your middle score is. When a mortgage company or bank pulls your credit report they pull a tri-merged credit report. That shows your credit score and history with all 3 of the credit reporting companies. Experian, Equifax & Trans Union. They then use the middle score of all three to pre-qualify you for a loan. Lenders do not only check your score they also check how many tradelines you have. Example: credit cards, car loan, student loan, etc. Understand that a bank does not feel comfortable lending someone $200,000 for a property if they can't pay a $1000.00 credit card on time. My suggestion to you is to go to each of the website addresses for the credit companies I listed above and pull your credit report plus score with each of them to see where you stand.
