does anyone have any resorces on low or bad credit home loans? I am trying to find a home loan but i dont have good credit my score is pretty low and i dont have much of a down payment does anyone know of any place i could look to mabey get a home loan in florida? I am new to the whole process and dont know what to look for a lot of places say bad credit is ok but you have to have at least a 600 credit score?? I dont know where to look anymore. Is there such thing as a TRUE Bad Credit Home Loan? I don't have perfect credit, neither does my husband but we are diligently paying off our bills one by one. I have been looking into loans for people with bad credit and of course they are all over the place promising a future for our family. Then I fillout the Application and whammy I'm hit with an appology notice from yet another lender. I never believed for a moment that I would never own a home, I'm not even trying to get an expensive one. I have two boys, one five, one three, a 4 1/2 month old baby girl and I am due in December. I am begining to feel hopeless and beyond frustrated, I don't want our kids growing up in apartments their whole lives, I'd like them to have their own yard someday. There are a lot of "Bad Credit" loans promising to help but they never really mean it - what gives? Can anyone help?

Bad Credit Home Loan? My husband and I want to buy a house. We already have 2 houses, they are both being leased to own and we can prove it. My husband has had the same job for 25 years and has a decent income. We will only be using his credit. We have a trust account with 2 times as much money in it as the amount we want to borrow. Is it possible to get a home loan with bad credit? We would like to purchase a home listed around $125K and can put 20% down. Current salary is $192K. We have $500 p/m in vehicle payments, but no other long term debt. DH is ex military, so he should be eligible for a VA loan. Bad credit home loan...California? We need to move as soon as possible. Our neighborhood is getting really bad and it's a trial everyday... so we don't have exactly the options of waiting for the housing to get better. Home loan, BAD credit... What to do? Is it even possible to get a $300,000-$400,000 home loan if your credit score (either the husband or wife) is in the low 600's? We're in California so the lower cost housing is in BAD areas and the "better" housing in MUCH better areas (LOW crime rates) starts in the 300's... what to do??? Where is the best place to get a home loan...with bad credit?? my husband and i have poor credit...he's low 500's, i'm mid 500's. when we sell one of our fairly new vehicles and drop that payment, that will help our score. also, his bankruptsy falls off in 2009. Bad Credit Home Equity Loan score of 585? I recently have decided to pull some money from my house for a few different reasons. I have had one of those years where some bills have gone unpaid and have gone to collections, not my best year but I am sure we have all faced this in our lives. My credit score has hit as a mid score a 585 which is below the guidelines for some lenders to allow an Heloc. My home value is about 500 K, and the loan pay off is about 250 K so I do have the equity in the home for the loan but just not the credit score. I have looked at a Refi but would suffer a prepayment charge from the lender that is around 8 K as well as another 10 K in closing costs etc....etc... I would like to do a Heloc and I am not really concerned so much about the interest rate on the deal as I will plan to sell the house in the next year. I am looking for a company that does that kind of lending. Any suggests my yahoo answer friends.

My fiance and I are considering buying a condo since we have been renting for 4 years and will probably be settling in our new area for the next 4-5 years. My fiance has extremely bad credit with debt, and mine is actually pretty decent now in the 650-660's and rising =) We've made ALL of our utility bills, car payments, rent, everything on time. He makes $92,000 a year, but will be going up to $130,000-160,000 within the next 6 months due to a permanent position. Our current monthly bills are around $2,500 (incld. rent) and we usually have about $3,500 left over. Taking this all into consideration, what would be the suggested max. amount for a home loan we should (or could) consider getting? We were thinking $100,000-150,000 range for buying our first home, but could we consider going up to as much as $250,000? Even though his credit is extremely bad, would his income help us to still get some kind of loan? Any help or advice would be very much appreciated =)

Will having a co-signer help us get a home loan with bad credit? This is our situation: My husband and I relocated for his new job 6 mo. ago. Neither of us has good credit. (I have some hospital bills from several years ago when I didn't have insurance and we each have an old credit card bill from when we went through a rough patch a few years ago.) We have paid off some other things such as my student loans, another old credit card debt, and a bunch of small things, like money owed to utility companies. The building we live in now is terrible, I can't continue to raise my child in this environment. My parents (who have nearly perfect credit) have offered to be co-signers for us. We also should have a decent sized down payment. Will we be able to get a decent home loan this way? I forgot to mention that my husband went back to school and just graduated a year ago so we also have subsidized student loan payments (they are all current).

Most of the things on our credit reports are for old credit cards that only had low limits and medical bills. I don't know if a home lender would consider this information when we try to appy for a mortgage? We've also considered maybe owner financing homes, but we want to live in a rural area and have some acreage and I don't know if there are many people selling their homes like this in these areas? Are there any programs for someone with bad credit to get a home Loan? I am getting divorced.Once my wife was no longer living with me, she was unable to intercept the mail, and the phone calls, and I found out that she had not been paying most of the bills. She also had bounced ALOT of checks. I have been working to get things paid off, and only have one $7500 hospital bill that I didn't find out about untill the hospital sued me. I have set up a payment plan with the lawyers. Needless to say my credit report isn't pretty. I make about $50,000 a year, and I am wondering if there are any loan programs that would take into account my situation and my efforts to pay my outstanding debts. I would love to be able to buy a home for me and my children, and would appreciate any info I could get. By the way, If you are wondering how this all happened to me, it is a long story that involves drugs on my wife's part, and a whole lot of denial on my part.
Where can someone with really bad credit get a home loan? I was pre approved for a loan, the bank paid for the appraisal, and it came back better than we expected. I haven't heard from the morgtage company in a month, I got a denial letter from the bank on monday, and the realtor is asking me for answers. Any ideas? i got a hold of the morgage company finally and they said they would have info for me the begining of this week.
